What does the selling process look like?

If you are like most people, your home is your biggest asset. Once you have decided to sell your home, my job is to help you get the best price for your home in the shortest amount of time and with a minimum of frustration.

The Price is Right

Setting the right price can be one of the most challenging aspects of selling your home. Price it too high, and your home may sit on the market longer than necessary, keeping you from moving forward. Price it too low, and you may not realize the full potential of your investment. I prepare an appraisal‐style market analysis that takes into consideration more than just square footage and numbers of bedrooms and bathrooms. This is a solid marketing tool that analyzes the comps and positions us to negotiate with confidence.

Best Foot Forward

Think of this step as if you are getting ready for date night. I will walk through your home with you, taking notes and advising you on needed repairs, options for updating, de-cluttering and other priorities to present your home in the best light possible. I will ask you about the features you like best about your home, particularly if they are not readily apparent, so that I can be sure potential buyers know everything your home has to offer.

I will arrange for professional, high definition photography and will meet the photographer at your home to ensure that your home is perfectly presented for online viewing. We do not want surprise photos of items mistakenly left out or of Lassie lounging on the couch!

Have you seen my listing?

I love marketing and talking about my listings. My co‐workers will tour your home to give valuable feedback, I will host Broker Opens, public open houses and utilize a combination of social media, Just Listed postcards, professionally designed brochures, enhanced web exposure and electronic brochures to get as much exposure for your home as possible.

A Sign of Things to Come

Once the sign is up and your home entered into the MLS, I continually monitor your listing and the market, and provide you with weekly updates. My networking goes into high gear as I reach out to other top agents, industry colleagues, neighbors, friends, and well, everyone I come into contact with!

And the Winner is…

My job doesn’t stop with an offer. This is when my most valuable work begins. Negotiating the purchase price, terms and inspection items can be tricky territory if not properly handled. Then there is preparing for the appraisal and coordinating with the Lender, Title and HOA. Getting you to the closing table is my number one priority.
